Flat roof over the extension leaking into the room below, or puddles that never dry? If the deck underneath is sound it can often be repaired; if it isn’t, it’s replaced in torch-on felt or fibreglass (GRP). Peak Roofing covers Leyland, Blackburn, Lancaster, Blackpool and the rest of our Lancashire area.

Patch it, or a new flat roof?

A firm deck with one split or a lifted edge is a repair, and if a repair will do, that’s what you’re quoted for. A deck that has gone soft, or felt cracked all over, means stripping it and a new roof in torch-on felt or fibreglass.

Flat roof repairs in Lancashire, or a new flat roof?

Not every leaking flat roof needs replacing. If the deck is sound and the problem is in one area, a repair can do the job. When the covering is cracked all over or the boards are soft, a new roof is usually the better option, and we’ll explain why.

Felt or fibreglass

A torch-on felt roof is laid in overlapping layers bonded to the deck and finished with a mineral surface, with metal trims at the edges and lead flashing where it meets a wall. A fibreglass (GRP) roof is resin and glass matting laid over a new timber deck and finished with a top coat, so there are no seams across the roof. We’ll tell you which suits your roof.

Extensions, garages, dormers and porches

Flat roofs are usually on single-storey extensions, garages, dormers, bay windows and porch canopies. Where a flat roof meets a wall, the detail at the wall matters as much as the roof itself. For leaks elsewhere, see roof leak repair; for the main roof, see roof repairs.

Post-war estates are where the original felt roofs on garages, porches and extensions are now ageing: 70% of homes in Skelmersdale date from 1945 to 1982, 47% in Penwortham, 46% in Thornton-Cleveleys and 46% in Leyland (Valuation Office Agency figures, on each town’s page).

Questions

Flat roof questions

Is a fibreglass (GRP) flat roof any good?

GRP is widely used on domestic flat roofs. Laid over a sound timber deck, it has no seams across the roof for water to find. We’ll explain the options for your roof.

Can a flat roof be repaired, or does it need replacing?

If the deck is sound and the damage is local, a repair can work. If the covering has failed all over or the deck is soft, a new roof is usually the better option.

Can a new flat roof go over the old one?

We’d rather not. Stripping the old covering means the deck underneath can be checked and any rotten boards replaced; laying over it hides the rot and traps whatever water is already in there.

How much does a flat roof cost?

It depends on the size, the deck, the covering and access. You get the price before any work. The quote is free.

Do you do fibreglass (GRP) and torch-on felt?

Yes, both. Torch-on felt is bonded to the deck in layers; fibreglass is laid over a sound timber deck and finished with a top coat. We’ll tell you which suits your roof.
