Lancashire roofers covering Thornton-Cleveleys: ridges, garage roofs and leaks

  • Covering Thornton-Cleveleys and nearby

Water getting in round the ridge after a wet weekend, or a garage roof holding puddles? Peak Roofing is a roofing company based in Lancashire, covering Thornton-Cleveleys. More than half of households here live in a semi, and on post-war semis frost cracks the ridge mortar and the wind rocks the tiles loose. The ridge is the first thing we check.

Frost on wet ridges

Winter is when these roofs get tested. At Squires Gate, the nearest weather station, there are about 34 air-frost days a year, mostly in the months when the roof is already wet. Water that has soaked into cracked ridge mortar freezes, widens the crack and thaws, and after a few rounds of that the tiles are loose enough for the next gale to shift. That’s why loose ridges here often show up after New Year, and why a cracked joint is worth catching in the autumn.

Roof repairs in Thornton-Cleveleys: what we check first

  • Bedded ridge tiles Post-war ridges sit on mortar that frost cracks, and the wind then rocks them loose.
  • Garage and side extension roofs Flat roofs beside semis often hold puddles, and old felt splits where water sits.
  • Gable verges A semi’s gable takes the wind side-on, and mortar along the verge often crumbles first.
  • Fascias and gutters Timber fascias tend to rot behind the gutter, which then sags and spills down the wall.

What goes wrong on Thornton-Cleveleys roofs

This is a town of semis: 54% of households live in one, and terraces, so common in older towns, are rare. Most were roofed in interlocking concrete tiles with the ridge bedded in mortar. The tiles usually outlast that mortar. It cracks, the ridge starts to rock, and rain runs in along the top of the roof until it marks a bedroom ceiling. We rebed the ridge, or fit a dry ridge with mechanical fixings where it suits, so it isn’t relying on mortar again.

Over the years plenty of semis have gained a flat-roofed garage or side extension. Felt on those tends to blister, then split where water sits, and a deck that ponds after every shower has a fall problem as well as a covering problem. We check what’s under the felt before saying whether it’s a repair or a new covering.

Gable ends take a lot of weather here. On a semi the gable faces the wind side-on, and the mortar along the verge often crumbles before anything else on the roof. Timber fascias rot behind the gutter too, and a sagging gutter then spills down the wall. Only 7% of homes are older than 1919, so most of what we see is post-war wear like this, not old slate.

Listed homes and conservation areas in Thornton-Cleveleys

Thornton-Cleveleys isn’t one of Wyre Council’s seven conservation areas, but the town does have listed buildings. Raikes Farmhouse on Raikes Road is Grade II, with pebbledashed walls and slates graded in size up the roof. On a listed house, a like-for-like repair is usually fine; if yours is listed, or you’re not sure, ask Wyre Council before re-covering it in a different material.

Questions

Thornton-Cleveleys roofs: questions

My Thornton-Cleveleys garage has a felt roof that ponds. Can you fix it?

Yes. If the deck under the felt is still firm, the felt can often be repaired. If the boards have gone soft, we strip it and lay a new felt or fibreglass covering. See flat roofs.

Why do ridge tiles keep coming loose on our Thornton-Cleveleys semi?

On post-war houses the ridge is usually set in mortar, and frost and wind crack it over the years until the tiles start to move. Re-bedding them, or fitting a dry ridge with mechanical fixings, normally stops it. See roof repairs.

The gutter on our Thornton-Cleveleys semi sags and spills down the wall. Is that a roof job?

Often the fault is the fascia behind it. Timber fascias rot where the gutter brackets are fixed, the brackets lose their grip and the gutter drops. Renewing the fascias, soffits and guttering together in uPVC sorts it, and we look at the gable verge while we’re there. See fascias, soffits and guttering.
