New roofs and re-roofs across Lancashire

Patching the same roof every winter? When the felt underneath has gone or tiles are flaking across a whole slope, the job is a new roof: stripped back, new breathable membrane and battens, then re-tiled or re-slated with the valleys, lead and ridge finished. Peak Roofing re-roofs houses across Burnley, Chorley, Preston and the towns between.

Re-roof, or will a repair do?

If a repair will do, that’s what you’re quoted for. A new roof is for when the felt has perished or the tiles are failing across whole slopes, and we’ll show you what we found before you decide.

What to look for

Signs a roof needs replacing, not patching

  • Lots of patched or mismatched tilesYears of repairs, and new ones keep slipping.
  • Leaks in more than one placeThe felt underneath has perished, not just one tile.
  • Tiles crumbling or covered in mossOld clay or concrete tiles that are soft or flaking.
  • A sagging roof lineBattens or timbers have suffered from long-term damp.
  • Ridges and valleys failing againRe-bedded before, now going again.
  • Repairs keep adding upWhen the patching never ends, a new roof can make more sense.

What a new roof in Lancashire includes

  • Scaffold
  • Old tiles, battens and felt stripped
  • Timbers checked
  • New breathable membrane
  • New battens
  • New tiles or slates
  • Valleys and leadwork
  • Dry-fix or bedded ridge and hips
  • Dry verge
  • Roof windows
  • Bargeboards, fascias and gutters

Roof replacement in tiles or slate

A re-roof can be in concrete tiles with a clipped dry ridge, clay plain tiles round dormers, tile-hanging on a gable, or natural slate. A tile-hung gable gets the same membrane and battens as the roof, then the clay tiles go on.

The covering is chosen to suit the house. In a conservation area, or on a listed building, matching the original material may be required, so check with the council first.

How a re-roof runs

First, we look at the roof and you get the price. On the day, scaffold goes up and the old tiles, battens and felt come off. The timbers are checked. A new breathable membrane goes on, then new battens set out to suit the tile or slate, then the roof covering itself, working up to the valleys, hips and ridge. Roof windows can go in at the batten stage, and the verges are finished in mortar or with a dry verge.

Roofs from between the wars and the post-war decades are the ones now wearing out across whole slopes: 35% of homes in Blackpool were built between 1919 and 1939, and half of Poulton-le-Fylde’s and 44% of Ormskirk’s between 1945 and 1982 (Valuation Office Agency figures, on each town’s page).

How new roof prices work

A new roof is priced on its size, shape, the tile or slate, the number of valleys and hips, and access. You get the price before any work starts. If a repair will do instead, that’s what you’re quoted for; see roof repairs. For flat roofs over extensions, see flat roofing.

Questions

New roof questions

How much does a new roof cost?

It depends on the size and shape of the roof, the tile or slate, the valleys and hips, and access. We price it after looking, before any work. The quote is free.

How long does a re-roof take?

It depends on the size of the roof and the weather. We’ll tell you how long your job should take when we quote.

Can you re-roof in winter?

Roofs are replaced all year round, with the work planned around the weather.

Do I need planning permission for a new roof?

Re-roofing like for like doesn’t normally need planning permission, but listed buildings, conservation areas with Article 4 directions, and changes to the roof shape can. Building regulations can apply when a large part of a roof is renewed, so check before work starts. More questions.
