Damp on the chimney breast after rain? Stacks let water in at the top, through cracked flaunching round the pots, and at the base, where the lead flashing has lifted. Peak Roofing redoes lead, re-points stacks and renews flaunching across Preston, Burnley, Chorley and the towns between. Tell us what you can see and you get the price first.

New lead step flashing at a brick chimney.

A shared stack is two roofs’ problem

On terraced streets one stack often serves two homes, so damp on your chimney breast can start on next door’s side. We look at the stack from both sides, the lead where it meets each roof, and the flaunching on top.

Most chimney leaks start at the flashing

Most chimney leaks start where the stack meets the roof. Lead flashing is dressed into the brickwork and over the tiles or slates; when it lifts or the mortar holding it cracks, water runs down the stack and into the house. Where the felt round the stack has gone too, a felt tray can be fitted while the roof is open.

The top of the stack: flaunching and pots

At the top, a sloped mortar cap called flaunching holds the pots and throws water off. When it cracks, rain gets into the stack. The flaunching can be renewed and the pots re-bedded or sealed.

Chimneys and the rest of the roof

A leak near a chimney isn’t always the chimney: valleys, tiles and flat roofs nearby can be the cause. That’s why we look at the roof round it. See roof leak repair and roof repairs.

Shared stacks are part of life on terraced streets: 59% of homes in Nelson are terraced, 55% in Accrington, 53% in Darwen and 46% in Burnley (2021 Census, on each town’s page).

Taking a chimney down

A stack you no longer use can come down to below the roof line, and the roof is then tiled or slated over where it stood. Removing a chimney can affect the structure and may need building control, so it’s checked first, and you get the price before any work starts.

Questions

Questions about chimney repairs

How much do chimney repairs cost?

It depends on what’s needed and how the stack is reached (often scaffold or a tower). You get the price before any work. The quote is free.

Why is my chimney breast damp?

Often lifted flashing, cracked flaunching or open pointing on the stack. Sometimes it’s condensation in an unused flue. It needs looking at from the roof.

Can you take a chimney down?

Yes. Taking a stack down can affect the structure and may need building control, so it’s checked first, and you get the price before any work starts.

Will a chimney repair need scaffolding?

Usually, or a tower: the stack has to be reached safely to do the lead, pointing or flaunching properly. How it’s reached is part of the price, so it’s in the quote.
