A slate on the pavement, or a drip in the back bedroom? Peak Roofing is a roofing company based in Lancashire, covering Darwen and Hoddlesden. More than half of Darwen’s homes are terraced, so your roof runs straight on to next door’s. We check the stack you share, the lead along the party wall and the felt roof over the back kitchen.

What goes wrong on Darwen roofs
Darwen’s houses are old: 48% were built before 1919, more than double the share across England and Wales. At that age the slate has usually outlived the nails. One nail goes, a slate slides into the gutter or off the roof altogether, and the slates around it lose their grip soon after. That is why a single slate on the pavement is worth a look at the whole slope, not just the gap it left.
Most of those houses sit in rows. Where one roof meets the next there is a party wall, often a stack serving two homes, and sometimes a valley between neighbouring roofs. Worn lead or perished mortar at any of those joins lets water run down inside the dividing wall, and the damp can show in your house while the fault is on next door’s side. We look at the joins from both roofs, and if the problem is theirs, we tell you plainly.
Behind the rows, many Darwen terraces have a kitchen or bathroom built out at the back under a felt flat roof. Felt ages faster than slate: it blisters in the sun, splits along the edges, and lets water pool wherever the boards have sagged. The usual way in is the upstand where the flat roof turns up against the back wall, so a drip in the back kitchen often starts a good way from where it lands. That upstand and the boards are the first things we test.
Roof repairs in Darwen: what we check first
- Shared chimney stacks Terraced houses often share a stack, and cracked pots or open joints can wet both chimney breasts.
- Lead along party walls Where one roof meets the next, worn lead or mortar lets water track down inside the dividing wall.
- Rear flat roofs Kitchen and bathroom extensions behind terraces often have felt roofs that split or pond before the slate fails.
- Slipped and cracked slates On roofs over a century old, corroded nails give way and slates creep down, opening gaps for rain.
Inland rain on every worn join
Darwen gets inland rain, not seaside rain. It is noticeably wetter here than on the coast, and the wet days are spread through every season, so a worn valley or a tired flashing is tested week after week rather than now and then.
That matters most at the joins between terraced roofs and on the flat roofs at the back. Water that sits on felt finds every blister, and lead that has lifted a few millimetres along a party wall lets rain straight in on a wet, windy night. A small fault left for one winter is usually a bigger repair by the next.
Listed homes and conservation areas in Darwen
Blackburn with Darwen Borough Council counts Darwen Town Centre, designated in 2005, and Hoddlesden, from 1975, among its conservation areas, and alterations inside them face tighter planning controls. Like-for-like repairs are usually fine, so a slipped slate or cracked flaunching can be put back as it was. Hoddlesden also has listed buildings, such as a seventeenth-century sandstone house on Queens Square, now two cottages, with tiles on one half of its roof and stone slates on the other. If you want to change slate for another material in either area, or on a listed house, ask the council first.

Questions
Darwen roofs: questions
Next door’s slates keep slipping onto my roof. What can I do?
On a terrace, a loose slate from one roof can block a shared gutter or crack the slates below it. The fix is usually on their side, so it helps to have a word with your neighbour first. We can look at both roofs and tell you each what we see. See roof repairs.
My back-kitchen flat roof keeps leaking. Patch it or replace it?
If the boards underneath are still sound, it can often be repaired. Where they’re soft, or the felt has blistered all over, renewing it in felt or fibreglass usually beats another round of patches. More on flat roofs.
Does being in a Darwen conservation area change a roof repair?
Like-for-like repairs are usually fine. The borough council names Darwen Town Centre and Hoddlesden as conservation areas, so if you’re thinking of changing from slate to something else, talk to them before the work is booked, and tell us early so we can plan round it. More on re-roofing.
